THE STORY OF STAGECOACH
Traveling through Routt National Forest on Highway 40 from Denver to Steamboat Springs, visitors crest the summit of Rabbit Ears Pass and are greeted by the striking vista of the snow-dusted Flat Tops, and the inviting ski slopes of Stagecoach Mountain.
Stagecoach Mountain is poised to be Colorado’s next great four season family resort, planned to include: 450 ski-in, ski-out home sites; 280 ski-in, ski-out condos & townhomes; 340 units for locals housing; four hotels; and a walkable core village. These are planned to be placed in the vast ~200 acre base area into which all of the ski runs convene, as well as on the gentle benches that are just above and contiguous to the base area.
The property consists of 3,595 acres of contiguous private land and ~2,200 vertical feet of skiable terrain, and planned to be ~1,625 skiable acres. All is within 17 miles of Steamboat Springs, a major Colorado resort known world-wide as “Ski Town USA” and the Cowboy Ski Town.
Since Beaver Creek began operations in 1980, the population of Colorado has nearly doubled, yet no new major public ski areas have opened to serve this growth. United States Forest Service (“USFS”) policy shifts have made gaining approvals on USFS land impractical, if not impossible, which pushed the dream of a new major resort out of reach.
Stagecoach Mountain, a privately owned property, is an exception because it is not dependent on USFS approvals.
The transfer of the irreplaceable Stagecoach Mountain property from a private family holding to experienced Colorado visionaries in the ski business, paired with contemporary market conditions, has set the stage for creating the first new major four season Colorado ski resort in 36 years.
The original Stagecoach Ski Area operated for only two winter seasons, from 1972-74. A Colorado family purchased the land in 1978 and used it for private family skiing, while increasing the property size to the current 3,595 acres over the past 30 plus years.
Stagecoach is within the boundaries of the Morrison Creek Metropolitan District with accessibility to sewer, water and water storage already in place. Over the past three decades a number of significant capital improvements estimated at $10MM were made to the property. Improvements include:
Currently hundreds of acres of existing ski trails,

Existing 24’ x 36’ log mountaintop cabin (see picture).
Existing ~10 miles of roads, including from base to summit, open all the way to the top 365 days of the year.
SKI-IN, SKI-OUT REAL ESTATE
Private ownership of the ski property lays the foundation for having ski-in, ski-out lots available. Steamboat Ski Resort did not have many ski-in, ski-out lots due to a limited base area. Stagecoach is blessed with a huge base area.
The ~200 acre base area and benches dotting the mountainside can accommodate approx. 450 ski-in, ski-out home sites, 280 ski-in, ski-out condos & townhomes, commercial lots and pads, 4 hotels, and 340 units of locals housing. Yet still, we anticipate retaining about 75% as open space.
Approximately half-way up the mountain, large meadows overlook nearby Stagecoach Lake and extend North to Mt. Werner and the Steamboat Ski Area. This land provides potential for true ski-in, ski-out home sites with extraordinary views.
Stagecoach is naturally endowed with an unequaled wealth of ski-in, ski-out sites for single family housing & ski-in, ski-out density housing, which will allow residents to ski out their doors in winter and hike or bike out during summer. Stagecoach can also be a solution for Steamboat’s housing crisis, caused by Steamboat’s lack of buildable land. Stagecoach plans to also provide density housing and smaller houses for the workforces of Steamboat and Stagecoach.
